Leasing Answers - Current Tenants

Where do I send first month's rent?
First month's rent, (in the form of a money order, certified check, or cashier's check) should be given along with your signed Leases, Security Deposit Receipts, Lead Disclosure and Heat Disclosure (if applicable) to your resident manager.

Where do I send my (monthly) rent after the first month?
Your rent should be given to the resident manager of your building.

How can I get a parking spot?
If parking is offered at your building, please call ask your resident manager to check availability. Since many of our buildings are in popular areas where parking is at a premium, there may be a waitlist for parking. Parking spots are offered on a first-come, first-served basis, and current Tenants are given priority over non-residents.

Is there guest parking at my building?
Sorry, but we cannot provide parking for guests at any of the buildings we manage.

What pets can I have in my apartment?
Pet policies are determined by each individual building’s resident manager. Additionally, pet allowance is subject to weight limits. Please note that all pets must be approved by us in advance, in writing. Please see the Landmark Buildings page for your building, or the building you are considering moving in to, for more information.

Is renter's insurance required under my Lease?
Our building insurance does not cover, and we cannot be responsible for: A) damage to any of your personal property in your apartment regardless of the cause, or B) any injuries occurring in your apartment to you or your guests which are caused by your negligence. For this reason, you are encouraged to purchase a renter's (personal property and general liability) insurance policy, and we also ask that you provide us with a copy of the policy.

How much will my rent go up at the end of my Lease?
On a historical basis, most rent increases have fallen within a range between 3 and 6 percent, with some more and some less. In setting the rents for your building, we consider many factors, including the expenses of the building, real estate taxes, and market rents for comparable buildings in the area. For this reason, we often do not know what your new rent will be until it is close to the time to renew your Lease. You will be given the new rent for your apartment along with your Lease Extension Agreement approximately 30 days before the end of your Lease.

How do I renew my Lease?
Upon expiration of your one year lease agreement, your lease automatically becomes a month to month lease.

How do I delete roommates?
To remove someone from your Lease, you will need to have said tenant write a formal letter stating his or her desire to waive all right and liability to the apartment. This can only be done after the lease has expired and and the roommate widhing to be deleted from the lease is on month to month tenancy. Please see your resident manager for details.

Can I switch from my current Landmark apartment to another?
Please notify your resident manager if you wish to move to another of our apartments at the end of your Lease. Our Leasing staff will explain what your next steps should be.

How do I get out of my Lease before its natural expiration date?
In most cases, we do not allow tenants to breach their lease contract. However, if you are approved to do so, you will be required to show your apartment until it is rented as well as cover the rent until the new tenant begins paying.
