Where do I
send first month's rent?
First month's rent, (in the form
of a money order, certified check, or
cashier's check) should be given along
with your signed Leases, Security Deposit
Receipts, Lead Disclosure and Heat Disclosure
(if applicable) to your resident manager.
Where
do I send my (monthly) rent after the
first month?
Your rent should be given to
the resident manager of your building.
When
is rent due?
Your rent is due in advance,
on the first day of each calendar month.
If your rent is not received by the 3rd
of each month, you will receive a $55.00
late fee.
What
should I do if I will be late in paying
my rent?
You should inform your resident
manager of the date which you expect to
pay your rent. Upon doing so, you must
include the $55.00 late fee in your check
or it will not be accepted.
Can
I pay my rent by application card?
No. We cannot accept credit card
payments.
Can
I use my security deposit for last month's
rent?
No. Your security deposit can
not be used as last month's rent.
When
will I get my security deposit back after
I move out?
Under the Los Angeles Landlord
Tenant Ordinance, if you are entitled
to the return of your security deposit,
we must return your security deposit to
you within 21 days of the end of your
Lease. Generally, we send out security
deposit checks, less any deductions for
unpaid rent or damages, approximately
18 days after the end of the Lease.
Can
a separate security deposit check be made
payable to each roommate at the end of
the Lease?
No. A single security deposit
check will be made payable to all persons
who signed the Lease for your apartment,
regardless of who provided the security
deposit.
Where
will my security deposit be sent after
I move out?
At the end of your Lease, you
must provide a forwarding address for
your security deposit to be sent; otherwise,
your security deposit will be sent to
your apartment address and forwarded by
the U.S. Postal Service if you have filed
a forwarding address with the Postal Service.
If no forwarding address has been given,
the Postal Service will return your security
deposit to us, where we will hold it until
you provide a forwarding address.
